Land
banking what is it?
Land Banking is where your investment is in the land itself.
Investors purchase plots of land and hold onto the land.
Land over the last 20 years has increased in value by a staggering
eight-fold.
The large profits in land banking however are made if the
land gains planning consent for it to be developed. For example
a house size plot brought in the south east for £15000, without
planning permision which subsequently obtains planning permission
would be worth around £200,000.
So the art in land banking is getting hold of suitable land
in the right area's where their is a high demand for new
homes and where there is suitable infrustructure such as
roads and local aminities.
There are regions of the UK that have been put under consideration
by the government (Office of the Deputy Prime Minister) as
part of their nationwide plan for the development and construction
of new homes around exsisting urban areas. Land banking should be considered a medium to long term
investment, but should be a safe investment, as land shows
no signs of decreasing in value, as the demand for land is
high and they do not make land any more.
There are numarus developments around the UK with plots
available from around £5000. If you have more to invest
it can be wise to spread the investment across different
developments as you should have more chance of getting
planning permission on one as you are spreading your risk.
The above should be used as information only and you should
seek proffesional advice on any investment and always use
a solisitor in any land purchase.
